U najkraćim crtama, vila je fenomenalna i ispunjava očekivanja čak i najzahtevnijih gostiju. Ako krenete od dvorišta videćete da imate ogromnu kapiju sa automatskim otvaranjem i zatvaranjem, parking je dostupan za osam ili više automobila, dvorište je pokošeno i uredno. Ima i sunčanih delova i dosta hlada tako da suštinski možete da birate u kom dvorišta želite da odmarate. Kunjiha koja se nalazi u dvorištu je toliko funkcionalna da uopšte nećete imati potrebu da ulazite u kuću jer je totalno opremljenja, šporet, mašina za pranje sudova, escajg, kuvalo i sve što možete da zamislite. Bazen je totalno priča za sebe, filmski i nestvarno, temperatura vode je perfektna, i fenomenalno je osvetljeno čak i u večernjim časovima. Kuća je fenomenalna, opremljena svime što možete da zamislite, čisti peškiri, meka posteljina, odličan pristup internetu, udobni kreveti i svaka prostorija koju poseduje ova jedinica je klimatizovana, tako da i u najtoplijim danima temperatura je perfektna za boravak u kući i spavanje. Svaka prostorija ima zaseban izlaz na terasu. Ogromne pohvale za domaćina koji je izlazio u susret i pomogao oko svake nedoumice koju smo imali. Sve preporuke za ovu jedinicu koja je idealno mesto za apsolutno sve vrste događaja, od porodičnog odmora, proslava, team buildinga ili boravka sa partnerom. Rado ćemo se opet vratiti a domaćinima srećno u daljem radu!

The whole setup is refreshingly unpretentious for a 4-star spot, with this gorgeous outdoor kitchen that becomes the heart of the property once the sun starts setting. I mean, you can actually cook here if you want, but more importantly, it creates this communal vibe where guests naturally gravitate toward each other without feeling forced into some resort-style “activities.”
The pool area is where Villa Dijana really shines, especially during those brutal Belgrade summers when the city center feels like an oven. It’s not massive, but it’s perfectly sized and positioned so you get morning sun if you’re an early riser, plus enough shade by afternoon when you actually want to relax with a book. The spa facilities are modest but thoughtfully done — nothing flashy, just good quality stuff that actually works. What I loved most was how quiet everything gets in the evenings; Stepašinovac isn’t exactly downtown, so you’re away from the traffic noise but still close enough that getting to Knez Mihailova or the fortress doesn’t require planning your entire day around transportation. The owners clearly know their guests are probably exploring the city during the day and want somewhere peaceful to decompress afterward.

I had an incredible stay at Vila Dijana! The scenery was magnificent, and the nature surrounding the villa was absolutely beautiful. We had a lot of fun with my family at the pool, and everything was very clean. The host was exceptional, always available and attentive to our needs. We can’t wait to come back again!
The property has a large and pleasant territory with a lawn, grill/bar zone, fire pit, and plenty of firewood.
The house itself is spacious, with three separate bedrooms, a cozy living room with a fireplace and working place, a kitchen, and a dedicated spa area with a jacuzzi and infrared sauna.
We especially enjoyed the outdoor relaxation area and had fun playing darts.
Communication with host was pleasant and easy-going, he allowed us to check-in earlier, check-out later and answered all the questions promptly.
What could be improved: Surprisingly, none of the previous reviews mentioned the cleanliness issues — the place was extremely dirty. Tables and bar surfaces were grimy, spider webs were all over (including the spa zone), broken glass on the floor, and the outdoor chair seats were stained and burned by cigarettes. The storage area for cushions on the terrace was full of wood bugs.
Green area is well-groomed, but it’s full of ticks, so we tried to avoid it.
Several important things weren’t mentioned:
- The outdoor pool isn’t operational until July. Although it was stated that it should be a heated pool.
- There are dogs living on the property, which was a bit problematic since we brought our own dog and there were moments when the local dogs bullied ours. Besides they also were full of ticks.
- Wi-Fi was quite poor, youtube videos were loaded only in the lowest resolution and with interruptions.
Inside the house, many things are in need of renovation — doors creak, and some handles are loose or falling off.
Всё понравилось, дом достаточно большой. Нас было 7 человек. Места всем хватило. Только нам немного не повезло с погодой и мы больше времени провели в доме. В идеале ехать когда уже тепло и сидеть на улице и плавать в бассейне, еще на улице есть большая классная кухня, Посудомойка, кофеварка, чайник. Очень понравился дартс, много времени провели за ним. Также несомненно плюсом является инфракрасная сауна и джакузи. Понравились милейшие собачки, живущие на территории дома. Много посуды, правда не сразу нашли столовые приборы на уличной кухне.

The property is in very good condition and has everything what you need for relax.
It was very peaceful weekend and we are ready to stay here again (and again). There is a very comfortable summer kitchen, we spent time here despite of the rain and wind. The nuts were falling from the tree and knocking on the roof together with drops of rain. It made romantic atmosphere. The host let us to eat nuts and grapes from the garden and it was tasty.

What could be improved: We like dogs and had no issues with two hosts' dogs, that live there, but they can jump when begging for food, so you need to keep in mind that there are dogs on the territory.
